Tuesday Tour: Pristine Property on Prairie Road

The grass is starting to turn green and the buds have popped on the trees. It was a great day to be touring homes. Today we saw a terrific home at 1333 Prairie Road. It's in immaculate condition and all the updates have already been done. It's got beautiful hardwood floors throughout the main level. Large picture windows let in tons of natural light. The kitchen and bathrooms have been tastefully updated. But, my two favorite things about this house (aside from it's proximity to downtown and the Patty Jewett Golf Course) are the family room with a wonderful wood burning fireplace and the two private decks. Garden Tips for Newcomers to Colorado

Many people who are new to Colorado have come from areas that can grow plants by just sticking them in the ground. Getting your plants to survive here in Colorado is more of a common goal than actually having thriving plants. The average elevation here is 6,800 feet, which makes growing healthy outdoor plants problematic. The high elevation creates high intensity sunlight and low humidity. Those facts, along with swift and severe weather changes and commonly poor soil conditions, make for noteworthy conditions.

Many of the regions in Colorado have heavy clay soil which diminishes aeration making root growth difficult. Another obstacle for Colorado gardening comes in the form of untimely snows. Late spring snows can come quickly, be very deep and very wet. Every now and then, we get an early frost before our plants are ready to manage it. The occasional but hasty weather changes (from warm weather to very cold weather like this past weekend - 80 on Saturday, 26 on Sunday), present the biggest gardening challenges. This type of freeze will injure plants and leave defects for years and can also eliminate many plants.

Plants that can tolerate cool temperatures can grow well in April, but most prefer warmer temperatures and shouldn’t be planted until later. Many Colorado natives go by a rule-of-thumb in which they will not plant flowers until Mother’s Day weekend. By that time the chance of a killing freeze is significantly reduced and gardeners will be able to enjoy fresh blooming flowers for the rest of the summer.

Colorado Springs Ranked 4th in Best Places for Retirement

Colorado Springs is currently ranked number four in best places for retirement. Forbes 2011 Retirement Guide–The Best Retirement Places–takes a number of factors into consideration but the two principal influences are tax burden and cost of living.

The initial research starts with cities whose populations start at around 100,000 and also takes into consideration weather, availability of doctors, driving environment, crime rates, and opportunities for an active retirement (which they define as volunteering prospects and outdoor paths for walking and bicycling).

In reviewing tax burdens, Forbes found that this can be a somewhat deceiving assessment. For instance Texas has long flaunted its lack of a state income tax. However they also require a substantial high sales tax and the third-highest property tax in the nation.

A couple of highlights for Colorado Springs retirement lifestyle are:

a) Unofficial non-profit capital of America

b) Affordable housing, low cost of living, safe streets and lots of volunteer opportunities

On a side note, Colorado Springs also makes Forbes recent Best Places for Bargain Retirement Homes list.

Our utility bills are 13 percent below the national average. Housing costs are 8.2 percent below the national average and grocery items are 4.6 below the national average. New Laws Benefit Buyers When Getting a Mortgage

New laws have gone into effect this year that change the way mortgage lenders can get paid. In the past the loan originator would charge a loan origination fee (usually 1% of the purchase price) that would be paid by the buyer and they would get paid by the lender based on the loan interest rate, the buyers qualifications and the term of the loan.

The new laws now prevent the lender from being paid based on the terms and conditions of the loan. This prevents the lender from being paid more when they place a client in a higher interest rate loan. This is excellent news for home buyers because since compensation will not be based in any way on the interest rate quoted, the buyer will now get the best rate based on their qualifications.

Another change in the laws now prevents the lender from getting paid from both the lender and the buyer. And prevents the lender from "steering" a borrower to a loan that pays the lender more compared to a product that the lender could have offered that would have paid them less, unless the product is in the borrower's best interest.

I Want to Buy a New Home and Rent Mine Out - Is It Possible?

I am working with a client that will be relocating to Colorado Springs. They have a home out of state that they are planning to rent out. My clients would like to purchase a new home in Colorado Springs while the interest rates are still low and while we have a buyer's market. Is it possible? Well the answer is that never fail quote " it depends."

The easy answer would be yes, if you have enough income to qualify for the mortgage payments on both properties and have funds available for a down payment. You could definitely purchase a second home here as a primary residence. I know people who do this as an investment strategy. Everytime they move, they rent out their exisiting home and buy a new one where they are moving to.

However, we all know that in many cases, a buyer will not have enough income to qualify for both mortgage payments. One's income would have to be fairly significant or the loan amounts low enough to qualify for both loans. One way to help qualify for both loans, would be to count the rent from the property out of state as income. You could do this after a 2 year rental history. If you you have rental income with less than 2 years rental history, it is still possible to count that rent as incomme if you have at least 25% equity in the rental property. Depending on the type of financing on the rental property, you could even still qualify for a low down payment program such as is available with VA or FHA. Of course you will need to qualify financially but having the rent count as income makes that more of a possibility.

As you can see, it is a complicated situation. It will require an experienced lender and a knowledgeable agent to accomplish this complex task but it is possible. Have questions? Email Kathy Tutko.

Great Hikes: Hiking Fountain Creek Regional Park

The weather was great this weekend and the great outdoors was calling me. So, I decided to go for a hike. Fountain Creek Regional Park is a hidden asset that is almost undiscovered by the people of Colorado Springs. It is close to town, just south on I25 to exit 132 then south on 85/87. Turn west on Cattail Marsh Road and follow to Nature Center.

You can bring your kids, dogs, fishing poles, binoculars and a picnic. The kids can enjoy a trip to the Nature Center which features telescopes and helpful volunteers to answer your every question. The huge windows are facing a large pond where you will find Painted Turtles out sunning themselves on logs. There are plenty of inter-active displays to acquaint you with the wild life in the area.

Walking the trails is easy, wide, flat, and well marked paths with signs to identify birds, plants, bugs and animals along the way. Once you reach the cattail marshes the sounds of the park change to red winged black birds singing and frogs croaking. There’s an amazing variety of waterfowl that gather to these wetlands.

As many as 250 species of birds have been sited here. The most memorable would be the Great Horned Owl and the Great Blue Heron. They don’t hide either. I have personally spotted both along with Sand Hill Cranes who make a stop here in the springtime.

Don’t like to hike? Grab a fishing pole and settle in at one of the Willow Springs Ponds. It is stocked twice a year with Trout.

March is Musical Instrument Donation Month!

I want to let you know about an opportunity that's close to my heart.

Do you have a gently used musical instrument(s) that you, or your children, are not using anymore, and is gathering dust in your basement, attic, storage unit or closet? If so, would you want to put this musical instrument into the hands of an elementary school child here in the state of Colorado?

Many school districts have cut funding for musical development and education in their schools! With this in mind, I believe it would be great to step up to the plate and give so young people can enjoy the same music education that many of us had when we were their age.

During the month of March, the classical side of Colorado Public Radio (94.7FM) is holding an "instrument drive" to help get musical instruments into Colorado schools that lack the necessary funds to purchase musical instruments. I, personally, gave a violin that I’ve not used for years. I not only received the satisfaction of knowing that my violin will get into the hands of a budding young musician but I'll also get a tax-deductible receipt for its fair market value. Even if your instrument isn't in prime shape, any condition is useful! Your donation will be repaired, shined up and put into the grateful and eager hands of a school age child.

Are You Ready to Spring Forward?

Daylight Savings Time is the practice of temporarily advancing clocks so that afternoons have more daylight and mornings have less. It's done mainly to conserve energy. So, don’t forget to “Spring Forward” and set your clocks ahead 1 hour BEFORE you go to bed Saturday night! It's also a good time to change the batteries in your smoke detectors and carbon monoxide detectors. "A working smoke detector more than doubles a person's chances of surviving a home fire," says William McNabb of the Troy Fire Department in Michigan. More than 90 percent of homes in the United States have smoke detectors, but one-third are estimated to have dead or missing batteries.

Time Running Out on Home Buying Tax Credit for Members of the Military

Tax Credit Deadlines Extended

The original home buyer tax credit was available for qualified purchases with a binding sales contract in place on or before April 30, 2010 with the closing occurring on or before June 30, 2010. However, for qualified service members who were ordered on a period of official extended duty, these dates are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.

The $8,000-First Time Home Buyer and $6,500-Repeat Home Buyer Tax Credit are still available for certain members of the military who were on "Official Extended Duty" outside of the US for at least 90 days between December 31, 2008 and May 1, 2010.

Who Qualifies?
To qualify you must be a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community. And, you must have been on “Official extended duty” outside of the United States for at least 90 days during the period beginning after December 31, 2008 and ending before May 1, 2010.

Also, a person who is forced to return to the U.S. for medical reasons before completing an assignment of at least 90 days of qualified official extended duty outside of the United States may qualify for the one-year extension.

My Favorite Winter Bike Trail

When the winter temperatures climb into the 50's I get on my bike and look for a good ride around town. The Greenway Bike Trail is the way to go for a pretty level, not too challenging ride. It runs along Fountain Creek for the majority of it. I usually start at America the Beautiful Park which has easy access off of Highways 24 & I25, and plenty of parking in the dirt lots across from the park. You can make it as short or long a ride as you want. Remember that however far you go, you will turn around and take the same trail back. So if you’re like me, and don’t get tired for a good 15 miles, you may need to stop so you have enough energy to get back.

Recently, I biked down to Fountain. Along the trail I saw fox, deer, coyote, geese, ducks, and other birds that I can’t identify. Traveling south from downtown has the advantage of less traffic. It’s nice to have the road to yourself instead of dodging a lot of people and their dogs.

Bring a lunch, there are side paths that lead down to the creek where you can relax and watch the waterfowl. After a snack and a breather you can head back seeing different views you may have missed on the way out. There’s just one catch: It gets muddy and some sections are completely washed out. When the sun melts that snow and ice you will get splattered!

What the Heck is a Spec and Could it Be Right For You?

The home is built according to the builder’s general specification. If the timing is right, the buyer who agrees to buy a spec home prior to completion may have some limited choices regarding colors, styles of cabinetry, and some variation in the basic floor plan. Since these homes are already under construction a quick delivery is possible. A buyer can have the benefit of new construction without the waiting involved for the construction process; perfect for the buyer that appreciates new but can’t wait for the build! Five Questions To Ask When Hiring a Realtor to Sell Your Home?

Selling your home takes more then putting a sign in the yard and listing your home for sale in the Real Estate Multiple Listing Service (MLS) database. Today's market is very competitive. To get your home sold you'll need to be more competitively priced then the competition and your home will need to show better then the competition. You will need aggressive marketing and counseling to keep up with changes in the market as market changes occur. That being said, the Realtor you hire can make the difference between being on the market forever and getting to the closing table. Here are five questions you should ask of any Realtor before you hire them:

1. How Long Have You Been Selling Real Estate and How Many Homes Do You Sell Each Year?  This is an important question. The average agent sells two homes per year. If you want your home to sell, you want an agent who has experience working with home sellers and who has a track record of getting homes sold.

2. How Will You Market My Home? There are five methods for marketing a home: print media (newspapers, homes magazines), internet advertising, direct mail (postcards, letters), e-mail blasts and word of mouth. The Realtor you choose should incorporate all of these methods for the best results.

3.  Do You Have a System for Keeping Me Updated on the Progress of Your Marketing, Changes in the Market, and Your Overall Plan? Anyone who is successfully working with homesellers will have a system for keeping you updated on what is happening in the market. This should include updates of your competition (which homes have sold, gone under contract, taken price reductions and which homes are new competition).

4. Do You Believe That Showing Feedback is Important? Feedback is a very important piece to the puzzle. Some agents believe that if you haven't had a showing in six weeks or if you have had showings but no offer that you are over priced. In my opinion, there are two kinds of feedback: feedback that allows you to make changes to be more competitive and feedback that only a price change can overcome. For example, I once had a home for sale that backed to a water tower. For three months all we heard was that the buyers loved the house and hated the water tower. There was nothing we could do to make the water tower go away. This was at a time when the market was strong and the seller was getting 3 to 4 showings per week. Once the seller lowered the price, the house sold within four days.

On the other side of the coin, I listed a home once that had been on the market with another agent for a year. The other agent didn't call for feedback and just kept telling the seller to lower the price. When the house didn't sell they listed their home for sale with me. After two months of being on the market all the feedback pointed to the lack of privacy in the backyard. After talking to a landscaper we determined that we could cost effectively install enough trees to offer a private backyard.  After doing this the house sold within a month.   You will want to make sure the Realtor you hire believes feedback is important and will be calling to get that feedback, sharing it with you and analyzing it for trends during the time your home is listed.

5. What is the Most Probable Sales Price and What Will I Net from the Sale?  This is a very important question but should not be the reason you hire a Realtor. If you interview three Realtors and one says they can get you alot more money then the other two you should probably consider one of the other two. There is a science to pricing a home. It is similar to what an appraiser would go through to determine the value of your home. If you interview three Realtors, their values should all be within a 5% range of one another.

In a declining market your most probable sales price will have little to do with what homes have sold for recently but more to do with who and how much competition you have and how the competition is priced. You'll want to ask the Realtor what they are basing their price on; recent sales or competition.

You'll also want the Realtor to show you a net sheet of the costs involved with selling. While the Realtor's commission will be a large portion of you closing costs it is not the only fee to be paid. You will want a worst case scenario of your costs as a seller, fees that you might have to pay for the buyer if they are getting a VA or FHA loan, and commonly negotiated items. It's important that you know the worst case scenario so you can make an educated decision and so you are not surprised at the closing table.

While there are other questions you might want to ask when interviewing a Realtor, these are five important questions. Above all else, you'll want to make sure that you have a good rapport with the Realtor you hire. Communication is key to a successful sale.

Something to Do On A Cold Day

Oh the weather outside is frightful... Okay, it's not today but it will be again soon and the Fine Arts Center is a great place to visit when you're in need of an indoor activity. Actually it's great anytime. The Fine Arts Center is located at 30 W. Dale St. downtown and has a free parking lot across the street.

Built in 1936, it is listed on the National Register of Historic Places. I just love to go browse the museum on a quiet, cold day. My favorite permanent collection is the Dale Chihuly Glass. When you enter the Lane Gallery you will be in awe of the sheer size, color and design of these glass pieces. This exhibit will knock your socks off!

They also have a free and unique feature: The Tactile Gallery, this was designed for the blind and visually impaired to actually feel the artwork. Kids like it too. In addition to all the art, they have a very good restaurant, lounge with music, an art school (Bemis), Theater, and a Museum Gift shop. You don’t even have to leave the building to shop or get something to eat. Go and make a day of it. You won’t have to go out into the cold for hours.

Judy, how long have you lived in Colorado Springs and where did you move here from? My family moved to Colorado Springs in July of 1985. My husband took a position as Executive Director of Junior Achievement a local non-profit organization. Three years later our Nation headquarters (now know as International Junior Achievement) moved to our fine city. It was a great opportunity for us to welcome some of our JA family to their new city.

What do you like to do on your day off? I like to practice my piano, do Sudoku puzzles and in the summer play golf. Best of all I just like spending time with my three grandkids. I feel so fortunate to have them close by.

What's your favorite part of town and why? My favorite neighborhood in town is the downtown, Old North End. I love the character of the big two story Victorian homes. The high ceilings, the old woodwork the hardwood floors, the open stair cases and big front porches. It reminds me of home. I grew up in a small town in Iowa and after moving from the farm we moved into a large Victorian home. We had a swing on the front porch. I could sit there for hours just visiting with family and friends and watching cars go by.

Where did you go on vacation this past year and what was the coolest thing you saw?
The highlight of my vacation last summer was going back to Iowa to visit family. While we were there I was able to preview the home I grew up in with several of my siblings. When we were growing up in the house some of the character was taken away due to the cost of heating. We lowered ceilings, closed open stairways and removed a built in hutch in the dining room. My parents used the dining room as a bedroom while we were in the home. With a family of 10 we had to make bedrooms wherever we could.

The home is located next to where my Mom lives now and the current owners offered us the opportunity to come in and see what they have done to this house. It was just amazing seeing what they had done to restore this home. Going through it brought back so many happy memories as a kid. As we went through the house we all had some kind a story to tell. Walking through gave me goose bumps and hearing some of the stories brought tears to my eye. They were happy tears of course. Seeing that open stair case, high ceilings and old light fixtures and using the bedroom as a dining room with all the old furniture was much more then I expected. It was so neat to see their family enjoy this home as much as we did.

Why did you choose a career in Real Estate? I had work many years in the banking field prior to moving to Colorado and decided I would do the same when I moved here. But, it was different here and I just didn’t enjoy what I was doing anymore. It was time for a change. My husband new I was unhappy and he suggested I become a Real Estate agent. He said you are very personable and you enjoy taking care of people and you like finding solutions. Well, the rest is history. That is all it took for me to make a change. Freezing Temperatures Mean Freezing Pipes - 7 Tips to Prevent Freezing Pipes

Image via WikipediaAs the temperatures in our area plummeted below zero many homeowners from around the city found themselves with freezing pipes. When a pipe freezes the water pressure inside the pipe becomes so great that it eventually bursts. Pipes that are at the greatest risk for freezing are those on outside walls of the home or in the ceiling of a garage.

To prevent your pipes from freezing:

Seal holes in outside walls and foundations near water pipes.
If you are able, insulate the pipes with insulation sleeves or wrapping.
Open cabinet doors to let warm air circulate around pipes unders sinks that are adjacent to outside walls.
Where pipes run through an unheated area, turn the faucet (both hot and cold) nearest those pipes on to a slow flow of water. Even a drip will help alleviate the excessive pressure that builds up if a pipe does freeze and could prevent it from bursting.
If you are going to be away from home, be sure to keep your thermostat set to 65 degrees. I've been in plenty of vacant homes where it was colder in the home then it was outside. If you are concerned about your heating bill, get a programmable thermostat.
If you have a pipe that you know is subject to freezing, you can get electric heating tapes and cables to run along the pipes to keep the water from freezing. Some of these come with a thermostat that will turn on when the ambient temperature goes below a certain temperature. Be sure to follow the manufacturers instructions when using these to avoid risk of fire.
If you are going on vacation, turn the water off at the main. Look for the water meter in your basement. The first valve after the water meter will turn the water off to the house. Then turn on all of the faucets in the house until no more water comes out. This will empty the pipes so they won't freeze.

The website allows you to search by address, mls number, zip code, and city like many other websites do. But, now you have the option to draw a polygon on the map to zero in on the exact boundaries of the area you want to live.

Then, you have three ways to view the data: on the map, in gallery (picture) view, or list view.
The map view then allows you to zoom in, show points of interest like schools, fire stations, coffee shops, gas stations, shopping centers etc. It also allows you to switch from street view, to satellite view, to birds eye view.

Renters Take Advantage of the Market Now

When renting, timing it just right for a purchase can be tricky. The ideal situation would be to find a home to purchase and close right at the end of your lease with just a minimal overlap. Unfortunately it does not always happen that way. What happens if you find a great home at a great price but still have 4-6 months left on your lease? What are your options? Do you just have to wait and let the best homes and the best prices pass you by? Absolutely not! You have several options available in todays market.

My first recommendation would be to look at short sales. Short sales are properties that a seller is trying to sell for less than the amount owed on the property. They are often in a pre-foreclosure situation and can offer a significant discount to you as the potential buyer. Despite their name, the short sale process can take a long time - sometimes up to 4-6 months. This option would allow you to take time to use up the rest of your lease, while finding a desirable home at a good price.

Another option is to negotiate a buyout of your lease. Once you find a home you want to purchase, you can ask for the seller to pay your remaining lease payments as part of the contract. This works very well with VA loans where the seller is allowed to pay debt reduction on the buyers behalf. Beware though, with some loans there is a cap on the amount the seller can pay on the buyers behalf. So work closely with your lender and Realtor to make an acceptable offer!

The last option I would suggest is to find a seller that would prefer an extended possession date and is willing to stay in their home for a few extra months if possible. This often happens with sellers that are purchasing new construction or military personnel who know they are getting orders. This situation is not the most common and does have its risks, but it is out there and can be beneficial to all parties!

So if you are ready to buy but are still in a lease, you might not have to wait to take advantage of today's market. Contact your Realtor today. You could find the right situation before you know it!

5 Lifting Tips for “I Can Do It Myselfers"

Are you an “I Can Do It Myselfer”? Of course you don’t want to wait for help! Here are 5 tips for moving awkward items!

1. Most important, don’t forget, ALWAYS remember when you lift, bend at your knees, not your waist. Wear a back support if you have one. If you hurt your back... you cannot be an “I Can Do It Myselfer”.

2. Can you believe you can move a tabletop yourself? Of course it depends on the size but there are many tables you can move by tying the ends of a long rope together and loop it around the corners, then lift. Who knew? The rope will do a lot of the work and you can use one hand to carry and the other to steady and guide the tabletop.

3. If you cut your hand... back to needing help. So... the next time the item is sharp, like a mirror or pane of glass, slit a garden hose lengthwise and slip it over the ends of the mirror or glass. Or... another idea is use a Styrofoam type insulation to cushion your hand.

4. For pieces of furniture that look too fragile to move or too heavy... I have moved many pieces of furniture or file cabinets by slipping a throw rug under the item to be moved, tip the item onto the rug so you can pull on the rug, moving the item to the desired location. You will be amazed at how much control you will have, how much weight you can move and how you can protect fragile pieces of furniture from unnecessary damage.

5. This is a new tip I just learned (as I am always open to learning more, so I can “Do It Myself”). To move a large area rug, roll it up and loop a couple of belts around it near the middle. Not only will the belts hold the rug together, but it also provides easy handles for lifting! You gotta love it! So simple!

What to Look for in a "Green" Home

If you are looking to buy a "Green" Home there are some features that you should look for:

1. Energy efficient appliances, windows and water heating systems. These should all have ENERGY STAR ratings. You'll also want to look for energy efficient light fixtures and bulbs.

2. You'll want the home to be water-efficient. Look for programmed, low-volume irrigation systems, hot water recirculation systems, rainwater collection systems and wastewater treatment systems.

3. The house should be resource-efficient. It should use strategies to reduce heat gain in the summer and heat loss in the winter. It should also contain renewable or recycled materials in the carpets, tiles and concrete formulations.

4. The heating, air conditioning and ventilation systems should be appropriately sized.

Seven Falls – I hadn’t been there since I originally moved here in the 70’s. Located in South Cheyenne canyon, there are seven falls that cascade down the canyon wall. A 224 step stairway is next to the falls –steep with see through risers - which I admit, I could not bring my ‘fear of heights self’ to ascend - that’s fancy talk for climb! Cave of the Winds – A subterranean Rocky Mountain wonder! Ha! Got that description directly off their website because I did not venture with my friends on this one. What do you like to do on your day off?
A full day off is a very rare thing. I've adopted Dorothy's words; "there's no place like home". I can always find enough things to do around my house. Yardwork, playing with my two Golden Retrievers, or just relaxing in my hammock with a good book are among my favorite things to do.

What's your favorite neighborhood in town and why?
I've always loved the Broadmoor area. It actually reminds me of my home town. Many of the homes are older, the trees are tall, wide and provide lots of shade. I'm a lover of a large, green and lush garden. I could easily enjoy living there.

Where did you go on vacation this year and what was the coolest thing you saw?
I spent a week in Parsons, Kansas during the summer. I believe it's good to connect with my "roots" at least one time each year. My mother still lives in my home town. She always seems to have a long list of items to do waiting for my arrival.

Why did you choose a career in Real Estate?
I had always rented homes until 1999. After going through the process of getting qualified, finding the home I wanted to buy, and finishing the process, I thought "I could enjoy doing this for a living!" So a few months after I closed on my house, I went to real estate school and got my license! I've enjoyed meeting new people, and helping in a very practical way since January of 2001. I believe in the Colorado Springs area and everything it has to offer. It's easy to sell something you believe in!

Save on Your Heating Bills!

Do you have enough attic insulation? You can check yourself by poking your head through the attic access and checking. If the insulation just covers the ceiling joists you may need to add more insulation. If you see the insulation is well above the joists then possibly insulation has been added. Another dead giveaway that insulation has been added would be that a dam has been built around the attic access and insulation has been blown in to a level of 8 to 10 inches above the access opening. If you need to add more insulation you can rent a machine to blow it in or purchase rolls and roll the batts out at right angle to the ceiling joists.

Another neglected area of drafts is switch plates and electrical outlet boxes. You can purchase specially designed insulation material that goes behind the switch/electrical plates-just unscrew them and reinstall using the insulation shield.

Five Ways to Increase Your Credit Score

Thinking about buying a home? Start early reviewing your credit (at least six months in advance) because your score can make a huge difference in the interest rate you pay on your mortgage as well as the rate you pay for homeowners insurance. The higher your score the more favorably you are looked upon. The lower your score the greater risk you are to the company extending credit or providing you insurance.

Here are Five ways you can increase your credit score:

1. Pay your bills on time. If you need to, set up automatic payments using online bill pay so that you are sure your creditors are being paid on time. You can always send more at another date during the month. Paying late shows that you are not on top of things and that makes you a risk.

2. Pay down your credit card balances and don’t carry more than 30% of your available credit. If you have a credit card with a $1000 limit. Don’t carry a balance of more then $300. Companies look at the amount you owe in comparison to your limit and frown upon being over burdened by credit card debt.

3. Don’t have too many credit cards. Now I don’t recommend closing credit accounts if they are open because this can also affect your credit negatively but you really don’t need more then three credit cards. All of those store cards that offer you a 10-15% savings on your first purchase are pulling down your credit score. And, each of those stores already take Mastercard, Visa and American Express.

4. Review your credit report on a regular basis and make sure that there are no mistakes. The things you want to look for are:

Accounts that aren’t yours. A simple typo or Jr. when your name is Sr. can make all the difference.
Payments reported as late that weren’t. Keep a record of when you paid. If the creditor processed your payment late doesn’t mean you were late. Dispute it.
Credit limits that are reported as lower then they actually are.
Negative information that is more then seven years old.

5. Avoid transferring credit card debt from one high credit limit card to a lower credit limit card. Let’s say you have a credit card with a $10,000 limit and you owe $2500. The interest rate is 19.99% and you want to move that $2500 to a new card with an interest rate of 9.99%. You think that the lower interest rate is really going to help you but the new credit limit is only $2500. So you move the $2500 from the 19.99% card to the 9.99% card only to find out that you have just lowered your credit score by 30 points because you are now maxed out on the new card. It isn’t fair but that’s the way it works. Suck it up and just pay down the balance on the 19.99% card. This will also curb your desire to run up more debt.

Take Years off Your Mortgage and Save Money

Do you want to reduce the principal on your loan?

It’s simple, just make one additional mortgage payment each year and you won’t even feel it. Divide your mortgage payment by 12. Add this amount to your regular payment each month and write on the check that the extra be applied to the “principle balance”. By the end of the year, you will have made an extra payment-all principle. You can also create your own payment schedule based on any extra amount each month-$25, $50, $100.

It’s pain free and you don’t need to make special arrangements with the mortgage company who often send “bi-weekly” offers to reduce your principle faster but they usually benefit themselves by adding fees to your payment.

Do check with your Lender to make sure there are no penalties for an early payoff.

Example: with a 30 year mortgage loan of $200,000 at 5.5% interest your monthly payment would be approximately $1112. Divided by 12, an additional $93 per month, could add up to an approximate $72,000 savings in interest and 6 years off the term of the mortgage!

7 Home Maintenance Tips

Keeping up with routine maintenance can help to retain your home’s value and prevent unexpected and costly repairs. Here are some tips on what you can do to keep your home in good shape all year round.

1. Check the attic and roof space after major storms (rain or snow) for leaks and any water damage.

2. Direct downspouts away from your home to minimize water damage to your foundation. Always remove debris from gutters to avoid overflows.

3. Fill small cracks in your driveway and walkways to prevent erosion and even more water damage.

4. Check the exterior paint, siding, windows and doors for rotten, cracked wood and peeling paint. Do touch ups regularly along with replacing weather stripping. Re-caulk where needed.

5. Look and listen for leaky faucets and toilets. Fix immediately! According to Utility Companies, these leaks can waste up to 20 gallons of water per day.

6. Check your furnace and air conditioners annually to make sure they are running properly. Replace filters around every 3 months during use.

7. Drain your hot water heater every 6 months to remove hard water sediment that builds up and can damage the unit. Yes, Colorado has hard water!

Even The White House Has Lost Value But Real Estate Still the Better Investment

Image via WikipediaAn article in the Los Angeles Times yesterday reported that according to the Zillow website, the White House has lost almost a quarter of its value. At the height of the housing boom, the 132 room mansion was worth $331.5 million. Today the Zillow "Zestimate" (their estimate based on an algorithm) estimates the home to be worth $253.1 million which represents a 23.6% decline from the height of the housing boom.

That being said, real estate still remains one of your

best long term investments. According to the article if you had bought one ounce of gold in 1980 and adjusted for inflation kept it till October 2010, you would have lost 1/3 of the value of your investment. If you bought a home on the other hand and again adjusting for inflation your homes value if you sold in October of 2010 would still be up 18.6% over the 30 year period.

The key here is that real estate is a long term investment. It doesn't have to be a 30 year investment but typically to break even on the sale you need to stay in the home at least 3 years. If you want to walk away with some money at the closing you should plan to stay in your home for at least five years. And, the best way to walk away with money at closing is to resist the temptation to refinance and take cash out of the home.

Linda, how long have you lived in Colorado Springs and where did you move here from? My family and I moved to the Pikes Peak Region in 1997 from South America, where my husband's job had us located in Venezuela.

What do you like to do on your day off? I love to go to the mountains to fly fish. I don't do it as often as I like but I do enjoy it.

What's your favorite neighborhood in town and why? I live in the Briargate area in Colorado Springs and just love the north end of the city. It offers an easy commute to Denver and all of the places I frequent.

Where did you go on vacation this year and what was the coolest thing you saw or did? I have two grown children and when they come to visit we love getting out and doing something new and exciting. This year we did the most exciting adventure of all skydiving. It was interesting because the scariest part was the plane ride up. The plane was so small. It only had one seat which was for the pilot and the windows had duck tape on them. We sat on the floor and scooted across the floor to the door. Then the instructor leaned over and we were falling. We jumped from 5000 feet. As we jumped my instructor told me to scream so that I didn't hold my breath. I was expecting it to be more like one of those rides at an amusement park where they pull you straight up and then drop you. But this was different. It was surreal. Looking out over the landscape and seeing all the mountains in the background it was breathtaking. As you are falling the wind is pushing you back up so you don't feel the drop in your stomach. It was so much fun. I highly recommend it. I'm actually planning to do it again in May.

Why did you choose a career in Real Estate?
My kids were all grown and I needed something to do. A friend told me they thought I would be good in real estate and I thought to myself I can do this. So, I took the classes and the rest is history.

What do you love about your career in Real Estate? I love the excitement of the people when they get the house they want. I don't let anyone else tell them when the offer is accepted because I love to hear the excitement in their voices.

How long have you lived in Colorado Springs and where did you move from? My father was in the military and we moved here in 1976. After I got married in 1985 I moved away for fifteen years to various states. No other place was home to me, and I just kept wanting to move back. We moved back in 2001. There is not a day that goes by that I don’t look at those mountains and think how lucky I am to live here.

What do you like to do on your day off? I really enjoy hiking. I joined a hiking group a couple of years ago and we have hiked in some beautiful places right here in the city and close by. I also love to cook and bake and entertain. Good thing I hike!

What’s your favorite neighborhood in town and why? I can’t choose a favorite. I like so many areas of town. Old Colorado City, Manitou Springs and the Old North End for the uniqueness of their homes. The neighborhoods on the west end like Peregrine and Rockrimmon for their closeness to the foothills – the sky just looks bluer over there to me! The East side for it’s country charm. Well, I could keep going. And top that all off with the fact that so many of our neighborhoods either have parks, trails, open space and are close to shopping, schools and other needed amenities.

Where did you go on vacation this year and what was the coolest thing you saw? I didn’t go on vacation this year. But we did make our annual trek to Pueblo for the annual Chile and Frijoles Festival and to the annual Harvest Festival at the Holy Cross Abbey in Canon City.

Why did you choose a career in Real Estate? For the flexibility it offers to being able to flex your creativity in the way you advertise to the emotional rewards of meeting all sorts of great people and helping them in one of the most important decisions they will make, this was a great career choice for me.

13 Tips For Selling Your Home in Winter

What makes selling a home more stressful? Selling it in the middle of winter.
The lawn is brown, the weather is usually bad and, unlike the longer days of summer, you have less time to show it off during daylight hours.

But not everyone has the luxury of waiting until the traditional spring or summer home buying season to plant that "for sale" sign, and while it's true that in most areas you'll probably have fewer buyers during the winter, you will have less competition from other sellers.

That makes staging -- the concept of showing your house at its best -- even more important.

Be prepared to put a little effort into it. "It's more difficult to make something look really appealing this time of year," says Ron Phipps, broker with Phipps Realty in Warwick, R.I.

If you do it right, you can really make your house stand out.

1. Keep snow and ice at bay. The top tip from Realtors: If the buyer can't get in easily, the house won't sell. That means keeping walkways and driveways free of the frozen stuff. Just like trimming the lawn in the summer, you want to make the home look like it's been maintained. If you're away frequently or live in an area that's subject to bad weather, it can pay to hire a service to regularly salts or shovels the driveway and sidewalks.

2. Warm it up. If you're showing during the winter, think "warm, cozy and homey," says Ken Libby, owner of Stowe Realty in Stowe, Vt., and a regional vice president of the National Association of Realtors.

Before a buyer comes through, adjust the thermostat to a warmer temperature to make it welcoming. "Sellers like to turn the temperature down because of heat costs," says David Ledebuhr, president and owner of Musselman Realty in East Lansing, Mich., and a regional vice president of the National Association of Realtors. "But buyers who come in and aren't comfortable won't stay long."

If you have a gas fireplace, turning it on right before the tour can give the house "a little ambience," says Libby.

With a wood-burning fireplace, you've got to be a little more careful. If the house is vacant, don't chance it. If you're still living there and will be there during the tour, it can be a nice touch.

Many times, sellers leave right before the agent and prospective buyers arrive. In that case, adjust the heat to a comfortable temperature and have the hearth set for a fire. Buyers feel the warmth and see the potential, and you don't have to worry about safety concerns.

3. Take advantage of natural light. "Encourage showing during the high-daylight hours," says Ledebuhr. At this time of year, "if you show after work, you're totally in the dark."

Make the most of the light you do have. Have the curtains and blinds cleaned and open them as wide as possible during daytime showings. Clean all the lamps and built-in fixtures, and replace the bulbs with the highest wattage that they will safely accommodate. Before you show the house, turn on all the lights.

4. Get the windows washed. "Buyers act on the first impression," says Ledebuhr. Windows are one thing that many sellers don't even consider. In winter that strong southern light can reveal grime and make it look like the home hasn't been well-maintained.

5. Play music softly in the background. To create a little atmosphere, tune the radio to the local classical station. Turn it down so that you just hear it quietly in the background. "It's soothing," says Libby, who finds that soft classical music tends to have the most appeal to buyers. "I think people tend to stay around a little longer and look a little longer."

6. Make it comfortable and cozy. Set the scene and help the buyers see themselves living happily in this house. Consider things such as putting a warm throw on the sofa or folding back the thick comforter on the bed. Tap into "the simple things this time of year that make you feel like you're home," says Phipps.

7. Emphasize winter positives. Is your home on a bus route or some other vital service that means it's plowed or de-iced regularly in bad weather? Be sure to mention that to the buyers.

8. Set up timers. You want your home to look warm and welcoming whenever prospective buyers drive past. But you're not home all the time, so put indoor and outdoor lights on timers, says Phipps.

Look at the outside lighting around the door. Is there enough illumination to make it inviting? If not, either get the fixtures changed or have new ones added.

9. Make it festive. Even if you're not actually going to be present, greet your buyers as if they were going to be guests at a party, says Phipps.

Set up the dinner table with the good china and silver. Have a plate of cookies for your guests, some warm cider or even chilled bottles of water.

"First impressions are so powerful," says Phipps. "If it looks like you're expecting me and greeting me as company, that's a powerful impact."

10. Give the home a nice aroma. The No. 1 favorite? "Chocolate chip cookies," says Libby. "Just about everybody likes that smell."

Other popular scents: cinnamon rolls, freshly baked bread, apple pie, apple cider or anything with vanilla, cinnamon or yeast.

"But don't overdo it, either," says Ledebuhr. Scented candles in every room or those plug-in air fresheners can leave buyers wondering what you're trying to mask.

Watch the bad smells, too. Pet smells, smoke and musty odors can cling to curtains and carpets. Ask your real estate agent or a friend to give it a sniff test. Then clean the house, air it out and replace drapes, carpets or rugs before you show it.

11. Protect your investment. Some sellers (or their agents) will ask buyers to either remove shoes or slip on paper "booties" over their footwear before touring the house. Many buyers like that, says Phipps. It indicates a "pride of ownership and meticulousness that resonates with buyers," he says.

12. Use the season to your advantage. While the holidays are over (and the Christmas and Hanukkah stuff should come down), you can still use winter wreaths and dried arrangements around the door to give interest. "Anything seasonally appropriate is fun," says Phipps.

In the winter, with the leaves off the trees, you might also have a nice view that isn't as apparent in the spring and summer months. It's a great time to sell waterfront properties, says Phipps. "You can see the views better this time of year."

13. Consider the area. In some parts of the country, such as ski areas or warmer regions where the snow birds flock, winter weather can actually be a selling point. "We're right in the middle of our selling season," says Libby. "It's not always spring and summer."

What do you like to do on your day off?
I have so many hobbies: hiking, biking, reading, painting, skiing, snowshoeing, cooking and baking.

What's your favorite neighborhood in town and why?

I love Manitou Springs because I can walk out the door (or get on my bike) to Garden of the Gods, Red Rocks Canyon, The Manitou Incline or the Inteman Trail. Manitou is a smaller community where it's easy to get to know people. There are plenty of good restaurants in the downtown core to satisfy the "Foodie" in me.

Where did you go on vacation this year and what was the coolest thing you saw?
I went to Maui and had a bird's eye view of the rain forest, mountains and ocean from a zip-line.

Why did you choose a career in Real Estate?Having been self employed most of my adult life, Real Estate is a good fit for my independent and curious nature. I like that each transaction is new and different along with the friendships that are formed each time.

Image via WikipediaOver the years, this decision has often been made with an eye toward the disposal of a live tree at the end of the holiday season. Many years ago there were few choices except to discard the tree as part of the holiday trash and waste. However, it has been increasingly the case in recent years that real Christmas trees are headed to a recycling program where they are turned into other useful products.

Christmas trees, like most crops, are a renewable resource. Each year, some 25,000,000 to 30,000,000 Christmas trees are harvested for sale. While most of them will be sold on Christmas tree lots, mail order and e-commerce sales are increasing each year. For each tree that is harvested, at least 3 seedlings will planted in its place. According to the National Christmas Tree Association, more than 41,000,000 seedlings were planted in the winter/spring of 2010. It will take about 7 years before those seedlings are of a height (about six feet) sufficient for harvesting. According to national surveys, approximately 78% of consumers purchase their trees pre-cut from lots and other locations (including nonprofit sources such as churches and the Boy Scouts) while about 22% prefer to cut their own tree and bring it home.

One of the reasons that Christmas trees are increasingly recycled is because they have “all natural ingredients”. They are biodegradable, and that property makes them particularly useful in a number of applications. One of the most common uses is for mulch. The tree is simply ground into mulch and then is used to protect other growing plants. The mulch slowly decomposes which provides further nutrients to the plants. Mulching is the most common recycling practice in Colorado. Many of the communities that have Christmas tree recycling programs use the mulch in the parks, flower beds and around trees. Several of the communities also have “give away” programs for residents to pick up mulch for their own plants.

Donna, how long have you lived in Colorado Springs and where did you move here from? I moved to Colorado in the summer of 1999 when my husband and I got married.  On our first date in 1995 my husband told me that he was moving to Colorado and I didn't pay any attention to him because I didn't think we'd have a second date. But lo and behold, he did and he came back to New Jersey to get me. That's where I'm originally from central New Jersey. I'm a born and bred Jersey Girl but nothing like you see on Jersey Shore. To me being a Jersey Girl is about getting things done and being determined. It's a can do attitude.

What do you like to do on your day off?   I must confess I'm a bit of a workaholic. On those days that I do take off I enjoy playing and walking with my 6 year old black lab, "Tonya". I've been watching the Dog Whisperer and learning alot about how to work with a dog on its level so that has been fun.

What's your favorite neighborhood in town and why? There are many parts of Colorado Springs that I love. I really enjoy being downtown with all it has to offer: historical homes, great restaurants and fun stores to shop in. That being said I don't see me ever living in a home downtown because I'm not into fixing and maintaining an home that old. Then there is Indigo Ranch in the Powers area. It's got a park on just about every corner. Pine Creek has a great golf course and many of the homes there are pretty stunning. But, I love my neighborhood near Dublin and Rangewood because of the views I get from my home, the easy access to Cottonwood Creek Park and the ease of travel to both ends of town. The truth is, I have seen homes in just about every part of town that I could probably live in.

Where did you go on vacation this year and what was the coolest thing you saw? My husband and I went to South Dakota to see the Mount Rushmore and Crazy Horse monuments. I didn't realize before going to Mount Rushmore that they actually have an amphitheatre right below the monument and was pretty impressed with how prestigious it is. But my favorite thing on this trip was the drive through The Needles Parkway just south of Mount Rushmore. The Needles are natural granite spires that are truly breathtaking.

Why did you choose a career in Real Estate? Prior to moving to Colorado Springs in 1999 I worked in the Apparel Industry helping companies select and install computer systems. When I arrived in Colorado Springs there were no apparel companies here large enough to need my help so I interviewed at a few companies who said I was either grossly over-qualified for the position or under-qualified. I really didn't want to go back to work for another company where they would control my destiny and tell me what I could and couldn't achieve.   In New Jersey, having hit the glass ceiling, I started my own consulting company. So I decided I wanted to go into business for myself. I can't say that I really gave many other business opportunities thought. I just thought, well I can be my own boss in real estate and here I am. I truly think it was a perfect match for me because as a Realtor I am a consultant to many people helping them accomplish what they want to achieve. It brings together my ability to analyze a situation, make recommendations and then implement them. Helping people really brings me great satisfaction.

It's Christmas Time in the City

Image by David Schwen via WikipediaDriving around Colorado Springs this evening I was delighted and inspired by the overwhelming amount of holiday decorations. Delighted because it makes me feel like a kid again ooohing and aaahhhing at the lights. And inspired because so many families are into celebrating the holidays this year that it is a sign to me that people are feeling good which is an indirect sign that the economy will be getting better soon.

In my own neighborhood, Canyon View (located near the intersection of Dublin and Rangewood) the number of homes that are decorated is unbelievable. Each one out doing the next. There is one cul-de-sac that all but two homes are decorated. And one of the homes on Barrel Race Drive has even synchronized their lights to music. Driving downtown for the Electric Light Parade last week the homes on Nevada and Tejon were just beautiful.

Tonight I drove around the world wide web and found the Top 10 Light Displays Across America and 10 Holiday Light Shows Around the World. While they are pretty I really want to know where all the really cool light shows are right within Colorado Springs. If you have one or know of one, I want to hear about it. If I Don't Use A Realtor I Can Get a Better Deal - True or False?

I recently showed a bank owned home to a gentleman who when I asked if he was working with a Realtor, responded, "No. And I'm not planning to use one. I figure if I don't use one the bank will have more room to negotiate with me because they don't have to pay my agent."

The truth is this gentleman doesn't even know what he doesn't know. When the home is put on the market the listing agent, or agent representing the seller, negotiates a commission rate at the time they list the property. So, let's say the agent has negotiated a 7% commission with the seller. The listing agent offers some portion of that to the agent who represents the buyer, lets say 3.5%. If the buyer works with a Realtor, the seller's agent gets 3.5% and the buyer's agent gets 3.5%. If the buyer is unrepresented, the listing agent get's the entire 7% commission. So, the answer is False. You cannot negotiate a better deal if you don't use a Realtor. In fact, not using a Realtor to help you buy a home could actually cost you money if you are unfamiliar with home values, inspection issues, environmental issues for the area you are buying in or contract terms. Is the Air in Your Home Giving You Lung Cancer?

The EPA estimates that radon gas is responsible for approximately 20,000 deaths from lung cancer every year. Not everyone exposed to elevated levels of radon will develop lung cancer and the amount of time between exposure and the onset of the disease could be many years. That being said, how lucky do you feel? And, what can you do to help yourself?

Radon gas is an odorless, radioactive gas that comes from the breakdown of uranium in soil, rock and water. And, while it is in our air in varying amounts, you needn't really worry about it when you are outdoors because it is diluted by the oxygen in the air. You should, however, be concerned about the amount that is in the air you breathe in your home.

Radon comes through the ground to the air above and into your home through cracks and other holes in the slab, crawlspace or foundation. No home is immune but the amount of radon varies from home to home based on what is in the soil beneath the home.

What areas of Colorado Springs have high radon levels?
Every area of Colorado Springs has been tested and high levels have been found in most every area. A local lab has tested over 55,000 homes in, and around, Colorado Springs, and has found no area which has low radon for all of its houses. The amount varies from lot to lot. However, if you live along the foothills, you probably will find your radon levels to be higher than other areas. The EPA recommends mitigation for any test results at or above 4.0 pCi/L (pico curies per liter). Residents of, for example, Peregrine, Mountain Shadows, the Mesa, the Broadmoor areas and homes in the shadow of Cheyenne Mountain will typically have radon levels twice, or more than twice the EPA’s action level of 4.0 pCi/L.

The good news is that testing for Radon is easy and highly recommended before you buy any home. Mitigating Radon can also be fairly simple depending on the age of your home and how it was built. Mitigation systems start at $800 and go up from there. On average I see my clients spending around $1200 to mitigate. In the end it is $1200 well spent.

Renter's Rights When Faced with Foreclosure

Image via WikipediaYou've found the perfect place to live and you're making rent payments on time only to find out that the landlord hasn't been making the mortgage payments. What do you do?

First, continue making your payments. Even though the landlord isn't paying the mortgage if you have a lease (e.g. a contract) with the landlord you will be in breach of your lease and can be evicted if you don't make your rent payments.

Second, if you have a lease, bring it to the clerk and recorders office and have the lease recorded. This makes the lease a public record and will ensure that you receive any notices regarding the foreclosure. This will allow you to keep you to keep up with the events of the foreclosure. It will also allow the foreclosing bank to know that you have a lease.

Simultaneous to recording the lease, you'll also want to contact the bank that has foreclosed on the property and let them know that you are renting the property. Depending on whether you have a lease or not and depending on how many months you have left on your lease, the bank will advise you as to what is going to happen.

What you need to know when talking to either the landlord or bank is that a new federal law went into effect in May of 2009. It is called the “Helping Families Save Their Homes Act of 2009” and runs through December of 2012. It says that you as the renter must given 90 days notice prior to being evicted. In addition, you must be allowed to stay in the property through the end of your lease unless:

The new owner wants to occupy the property as a personal residence, or
There is no lease (month to month).

What do you like to do on your day off? I like to hike with my dog and I also love to get together with friends and family. Sight seeing is also a priority. You never run out of things to do and see in Colorado!

What's your favorite neighborhood in town and why? My neighborhood, Spring Valley. It's my favorite as I am a mountain and a water person. This neighborhood has the best of both worlds with Pikes Peak, Devils Head Mountain views and 4 lakes! It is also near the national forest so there is great hiking within walking distance.

Where did you go on vacation this year and what was the coolest thing you saw? This year we went to Rocky Mountain National Forest for a few days. We were at the highest elevation at sundown. There was a strong wind so the clouds were all around us, moving in fast speed with the sun behind it all. It was incredible! Surreal.

Why did you choose a career in Real Estate? I am a people person and never get tired of seeing homes! I also enjoy the process and sense of accomplishment when a deal comes together and I see the excitment of the new buyers! Years ago I had an astrologist do my sign and birthday. The house was in my sign, so I feel it was my destiny!

How Does the Foreclosure Controversy Affect Colorado?

Several federal agencies and the attorneys general of all 50 states have initiated investigations based on allegations that banks failed to review foreclosure documents properly or submitted false statements when they foreclosed on properties. The allegations first arose in the 23 states that require a judicial foreclosure. Several of the largest mortgage lenders in the U.S. have suspended foreclosure proceedings in some or all states. While some lenders have resumed foreclosures in certain states, the uncertainty caused by the controversy has created a chilling effect on foreclosure transactions across the nation.

Colorado is somewhat insulated from the foreclosure controversy since the majority of foreclosures conducted in our state are completed through our unique Public Trustee system. The Colorado foreclosure process differs from most other states in that the Governor appoints a Public Trustee for each county. The Public Trustee’s Office is a statutory mediator in the Colorado foreclosure process. Judicial foreclosure is employed only when no power of sale clause is included in the deed of trust or there is a defect in that requires judicial oversight.

The types of documents at issue in the judicial foreclosure states are not required to complete a sale through the Public Trustee. The Public Trustees are dedicated to fairness for all parties in the foreclosure process. The Public Trustees, by law, serve as the neutral, intermediate party between the lender and the borrower to assure that each party can exercise its legal rights in a foreclosure action:

• Foreclosures are conducted by the Public Trustee’s office on a deed of trust containing a power of sale (right to sell property at public auction in the event of default).
• The procedure for conducting the foreclosure is set by statute and must be followed precisely.
• The deed of trust is an agreement between three parties: the Grantor (owner), the Public Trustee (who has the power of sale) and the Beneficiary (lender).
• It is the responsibility of the Public Trustee’s office to ensure that the owners, junior lienors and lenders understand the Public Trustee’s process and to ensure that each party complies with the statutes.

This is opposed to a judicial foreclosure, where a mortgage is an agreement between two parties, the Mortgagor (owner) and the Mortgagee (lender). Since no power of sale clause is included in the security instrument, the lender must sue the borrower and obtain a court order to foreclose.

Dorrie, How long have you lived in Colorado Springs and where did you move here from?

Colorado Springs has been my home since 1981. I graduated from Northern Arizona University (Flagstaff, where it snows) in 1980 and my first “real” job was in Phoenix. I didn’t even last a year in Phoenix! I moved there in October, with record-setting high temperatures...ugh! Then came the rainy season, and even frost on my car during the winter, and then a very hot summer. What’s to like about that? I was so happy to move back to Colorado where I grew up, and return to four seasons! There are so many fun things to do in the Colorado Springs area. That’s what keeps me here!

What do you like to do on your day off?
I love to hike! I’m in a hiking group that hikes year-round. We hike close to town through the winter, and take more adventurous trips in the warmer months. I also like to cycle, snowshoe and cross-country ski. My two dogs have been my steady companions on more adventures than I can remember, but now it’s too much for them. My golden retriever is 14 and a half, and my lab is 12. They are very OLD dogs!

What's your favorite neighborhood in town and why?

Except for a few years in Mountain Shadows, I have lived in the downtown area of Colorado Springs since I moved to town. I love how each home has its individual charm and character, the huge trees along the streets and medians, and the great parks that have been here so long! My favorite is Monument Valley Park, where I can walk through both manicured and “wild” areas, and take off on bike rides for miles north and south. It’s just nice being close to downtown, and having the option of walking to pretty much everything I might want or need.

Where did you go on vacation this year and what was the coolest thing you saw?
My daughter and I went to New Orleans over spring break to help rebuild houses in the Lower 9th Ward, and plant trees to build up the shore line. It was an amazing experience! We were struck by the incredible perseverance and optimism the people of New Orleans demonstrate, and dismayed at the devastation that remains in this neighborhood...probably a third of the homes have been torn down, and haven’t yet been rebuilt. Another third are in terrible condition, yet to be repaired. And then a third have been fixed up and are inhabited. It’s really sad, seeing what they’ve been through. We did our week’s worth of work, and were thanked as if we’d been working for years.

I just returned from a week in Utah, which was much more relaxing! We camped and hiked around the Moab area and the San Rafael Swell, saw some incredible pictographs and petroglyphs, and then went to the Hovenweep area along the Utah/Colorado border. There we saw ruins that could have come out of a Harry Potter movie, built high on pointed rocks, that have lasted for 800 years!

Why did you choose a career in Real Estate?
I love houses! As long as I can remember, I’ve enjoyed wandering through homes...getting the feel of the house and neighborhood, seeing how the owners have decorated, admiring the renovations, imagining the history. After many, many years in sales, marketing and customer service, it was an obvious choice!

A Tree-Lined Street in Pleasant Valley

On the far west side of Colorado Springs, there’s a cute little neighborhood called “Pleasant Valley”. It lives up to it’s name with quiet, wide, tree-lined streets. This neighborhood mostly borders Garden of the Gods on it’s north and west sides, and goes from around Colorado Avenue at 31st street over to Water Street and 30th . Not a very large area but it has a lot of charm. Developed in the 1950’s, Ranch style homes are the norm. Many are brick ranchers with front and/or back porches, and almost all have a good sized back yard with some abutting open space.

There is quick access to hiking trails, parks, an elementary school and a swimming club.

Several Trailheads in Pleasant Valley Lead to Garden of the Gods

Westmoor Park, located at Chambers Dr and Westmoor Pl provides a basketball Court, baseball/softball field, tennis courts, playground with sand pit and swings, and restrooms on 6.6 acres. For those who like a walk, there are several trail heads going into Garden of the Gods with miles of trails and beautiful views.

In the spirit of Community Service, the residents get together each spring to clean up the 31st street drainage channel.

Kathy, how long have you lived in Colorado Springs and where did you move here from?
My husband John and I moved to Colorado Springs in 1998 from Kansas City. We moved because my husband, who was a chef, was given the opportunity to open a new restaurant in Colorado Springs called Jack Quinn’s Irish pub. Though he had never cooked Irish food before, we jumped at the chance to live in Colorado! Now that we are here, we just love it.

What do you like to do on your day off?
We like to go into the mountains and do camping, hiking, floating or rock-hounding. Of course when we get the chance, we try to get a little skiing in too! Just recently, we have taken up canoeing and kayaking. You can’t beat the great scenery and you get a bit of a workout as an added bonus too!

What's your favorite neighborhood in town and why?
Well of course my favorite neighborhood is my own, the Summit at Vista Mesa! It is located just across the street from a great elementary school, Martinez elementary, at the intersection of Rangewood and Vickers. The schools were very important to us as we had two school aged children when we moved here. Also there is a nice variety of price ranges from the low 200’s to the upper 400’s. We bought our home as a spec – already built but brand new - and the neighborhood was just developing at the time. Now the neighborhood has come into full bloom! All the lots have been built on, the trees have grown, and the common areas are well landscaped. One of the best things about our neighborhood is that we have 4 trailheads throughout the neighborhood, maintained by the association, that lead to a great system of trails and open space called Sunset Mesa. And best of all of course…the neighbors are awesome!

Where did you go on vacation this year and what was the coolest thing you saw?
This year we did a bit of a “staycation” and did some camping locally. We went to one of our favorite spots - Cottonwood Pass just past Buena Vista. There is a beautiful lake and forest. We set up camp and did some kayaking. For the first time we ventured up and over the pass, where as we came over the other side of the pass, we were so surprised by the scene. In a small pond surrounded by evergreens and fields of grass, two majestic moose stood bathing in the pond staring back at us. It was a pristine scene and a first for us.

Why did you choose a career in Real Estate?
After I completed my degree in psychology, my ambition was to go to law school, be an attorney and eventually a judge. Well you know how life is, with priorities of a marriage and two children, law school seemed a bit out of reach. So I dedicated myself to raising two wonderful children and then when the time was right, I chose to become a Realtor. Becoming a Realtor allowed me to control my hours, have the potential for a good income, and directly help people. Also as with being an attorney, I'm required to understand and be aware of continuously changing real estate legislation and laws which I enjoy.

Health Reform Act Places a 3.8% Tax on the Sale of Some Homes…

Yes, that‘s right, certain properties will have a 3.8% tax due to the Health Care Reform Act. So your next question is what properties will be affected.

Most important to know is that the exclusion from a gain on the sale of your primary residence still applies. As a reminder, you must have lived in your home for 2 years, and it must be your primary residence.

Capital gain exclusion:

1. Tax filing single-$250,000

2. Tax filing jointly- $500,000

For individuals, who have an adjusted gross income (AGI) of $200,000 single/ $250,000 filing jointly, there is a 3.8% Medicare tax, if the gain on the sale of the primary residence is above the thresholds ($200k, $500k) and the taxpayer has an AGI of $200k single/$250k filing jointly they will owe the tax.

To summarize, if your AGI is below $200k/ $250k and you sell your home (primary residence, and lived there for 2 years) and your gain is below $250k filing single/ $250k filing jointly you will not have the 3.8% tax.

Ten Factors That Influence Home Sales

There are, of course, many items which influence a sale. However, here is a list of the most important. Please consider them because they’ll help move you closer to a sale.

1. Price the property competitively.

2. Be willing to consider offers based on VA/FHA terms. Government terms give many buyers a head start on the ability to afford a home.

3. Allow the property to be shown with or without an appointment, just as long as the prospective buyer’s agent is present. Make sure to get the agent’s business card.

4. Whenever possible, please be out of the house when prospective buyers and their agents want to see it. Buyers need to "try it on for size", and they can't do that as long as you are there.

5. Eliminate any barrier to the free flow of traffic in the home. Such items as bulky or extra furniture, house plants that stick into traffic ways, toys or clothes not put away, beds not made, etc., slow down traffic and make rooms look smaller and darker.

6. Watchdogs that, under ordinary circumstances, provide so much security can prevent buyers from comfortably viewing your home. It is best to keep dogs outside.

7. Your agent is on your side and won't get paid until you get results. Advice from a professional is useless unless you take it!

8. Look at the front of your house. Size it up as objectively as you can, asking yourself this question: if a buyer pulled up in front, would the appearance pull them inside?

9. Make all improvements with an eye toward marketing your home to the most people. Be aware of unusual colors or styles which might clash with a prospective buyer's taste.

10. Be willing to consider ANY offer at any time. Remember, you are always the final judge of what's accepted and what's not!

This week we sat down with Jim to learn a little more about this very skilled and dedicated Realtor.

Jim, how long have you lived in Colorado Springs and where did you move here from?My wife Jennette and I moved to Colorado Springs from Redding, California. Redding is located in northern California near the Oregon border. It is a beautiful place to live and raise a family. For 25 years I worked as an advertising account representative at the Redding Record Searchlight, a large daily newspaper. Eventually our two sons married and moved away. As it turned out both of them ended up in Colorado Springs. We have always been a close family and wanted to live near where our children (and someday our grandchildren) were living. In 1998 we sold our home in Redding and moved to Colorado Springs.

What do you like to do on your day off?
I like to spend my time off puttering around the house. I still have a lot of unfinished projects to do such as: finish my in-home office, re-side and paint the exterior of the house, new roof, back yard landscaping, build a storage building and a shop building. I also like to do both flower and vegetable gardening. Gardening in Colorado is much harder because of the short growing season here. In California we had warm weather and almost five months of growing season. I had a fabulous garden in California.

What's your favorite neighborhood in town and why?
Just over a year ago we purchased a bank property in the Vista Grande subdivision. I like Vista Grande because it is close to work, shopping, dining and our church at Woodmen Heights. We chose Vista Grande because of the quiet neighborhood, large lots and mature trees. Since moving into our home we discovered a community pool and park in the neighborhood. When we purchased the property it was uninhabitable. Fortunately, it was structurally sound, but required a great deal of remodeling. My son, who is a builder, came to our rescue with his help and expertise. He has a great vision for what the final outcome will look like. Frankly, I would not have been able to do it without his help.

Where did you go on vacation this year and what was the coolest thing you saw?
I didn't go on vacation this year, but we did visit friends who live in Montrose. They have a cabin in the Arrowhead Springs development of vacation homes just east of Montrose. That is a really beautiful place with spectacular views, lots of evergreen trees and aspens, deer everywhere, bears, private fishing ponds, cool temperatures, the works! We had a great weekend visiting with them. My sisters also visited us this summer. One sister is from upstate New York and the other is from Redding, CA. We had a great time together. I enjoy visiting museums and have always been partial to local history so the highlight of their visit was taking them to Glen Eyrie Castle and Rockledge Ranch.

Why did you choose a career in Real Estate?
After working for several employers here in the Springs, my son and I began work for a company that specialized in interior trim and hardware on newly constructed homes. I eventually went on to become the warranty rep for that company. After several years I could see that I needed to find the type of work I could go do into my retirement years without further damage to my body, particularly my knees. My brother-in-law is a very successful Real Estate Broker in Redding and he sparked my interest in the business. In 2004 I attended real estate school and became a Realtor in 2005. Real Estate is a good fit for someone who likes helping people.

Just a quick update on our plea for your vote to help Patriot Elementary win the Bing "Our School Needs" contest. It was a tough contest and while they didn't win the $100,000 grand prize, Patriot Elementary on Fort Carson did win a $50,000 prize. The money will be used for a project they called "Making Military Memories". With the money they will purchase cameras, flip cameras, web cameras, laptops and neo's for younger children so they can take photographic memories for their deployed parent overseas.

You’ve been out house hunting for weeks and you’ve done all your research and now you want to put in an offer to purchase the home of your dreams. So how much do you offer the seller? And is it really how much you offer or how you offer it?

Reasonable Market Price
Before doing anything else you need to know what a reasonable market price is for the home you hope to buy. Have your real estate agent run a Comparable Market Analysis for you on similar homes that have sold in the last year in your target neighborhood. Although an appraiser will only use the last six months of comparable sales when figuring appraisal value, it is helpful to have a more overall trend for the neighborhood to determine that prices are rising and that your investment will be protected in the long run.

To arrive at a reasonable market price you and your agent will be comparing the condition, location and amenities of similar homes that have already sold plus the current market competition of other homes for sale in the area.

Your Price
Once you know what fair market value is, then you must figure out what YOU are willing to pay for this home. If you are willing to pay market value or more for this home because you don’t want to risk losing it, let your agent know up front! Most good agents will try to negotiate as low a price for you as they can get, but only you can determine how you might feel if you lose this home to another buyer for a few thousand dollars and in some cases just one hundred dollars! If you want a deal be sure to tell your agent that, but if you want only this home, tell your agent that too! His/her negotiating tactics will depend heavily on this information.

Looking for a Deal? Consider a Short Sale

If you have time, excellent deals are available in the Short Sale market. A Short Sale occurs when a property owner owes more on the property then what the property is worth and they ask the lien holder to take less than what is owed to them.

Due to the downturn in the Real Estate market and the overall economy Short Sale properties are plentiful. The upside for buyers is that they can buy a property under market value, as banks need to get these properties out of their inventory.

The downside is that Short Sales are very challenging and can require a lot of time and patience waiting for the lien holder to process the paperwork necessary to determine if they will agree to accept less then what is owed them. If you have time (several months) Short Sales can enable you the opportunity to buy a property at a great price.

Selecting a good agent with knowledge of the Short Sale market and the complicated process is essential. So if you are not in any rush to close and can handle the sometimes excruciatingly long waiting period for the bank to make a decision then you may just be able to get your dream property at a very good price.

Can you imagine what $100,000 will buy for an elementary school? Patriot Elementary school located on Fort Carson has already imagined it and just needs your vote to win the money. They have entered the "Our School Needs" contest on Bing and are currently in second place. The contest ends today and your vote can make the difference in whether they win or not. Their plan for the money is to fund a project they call "Making Military Memories".

Because of the high rate of deployments, many of our Fort Carson children are living with one parent while the other is deployed overseas fighting for our freedom. Children are often dealing with the emotional stress of a parent leaving or returning from war, or in some cases a parent never returning from war. Additionally 55% of the student population are from economically disadvantaged families. The Making Military Memories project will allow the school to purchase cameras, flip cameras, web cameras, laptops and neo's for younger children so they can take photos and movies of their school projects and share them electronically with their parent overseas. These tools will become the missing link. The students will now be able to share more events in their lives with parents who are deployed and missing out on so much in the lives of their own children!

Fall Behind and Fall Chores!

It's that time of year! Fall is here and winter is just around the corner. This Saturday night we'll be turning the clocks back to end Daylight Savings Time but there are other things we should be doing this time of year as well. Seasonal maintenance can help you avoid costly repairs down the road - when you least expect it, and quite frankly for some of us when we can least afford it. Here are some tips:

1. If you have a sprinkler system, have an irrigation service professional blow out the lines.

2. Unscrew outdoor hoses and store them in a dry place.

3. Clean and store seasonal outdoor furniture - if you don't have room to store them, cover them (you can find all different sized covers at home stores.)

4. Have your furnace cleaned and buy enough filters to change them every month during the winter months.

5. Change the batteries in your smoke and carbon monoxide detectors.

6. If you have a wood-burning fireplace and if you use it (I had to have one, but I don't use it) have a professional chimney sweep clean it.

7. Clean your oven while you can still open your windows and 'air out' the noxious fumes (I have a self-cleaning oven & when I 'clean it' it makes my eyes burn) - ok, I mention this because this came up at my house. Picture the day before Thanksgiving and I'm baking pies. The oven is sending out little poofs of smoke (that'd be from the 'stuff' that had dripped off of previous foodstuff I had made in the oven over the past, uh-hum, several months) Well, if you don't want your pies to taste like they were made in a smoker, clean your oven. I'm so embarrassed.

Well, of course this is a short list. If you have some tips you'd like to share I would love to hear them!

Spread the Word.... Home Buyer Down Payment Assistance Now Available

If you've always wanted to buy a home and you've got reasonably good credit but didn't think you could buy right now because you don't have money for the down payment, good news is at hand. The El Paso County Bond Program has just released $14 Million Dollars for qualified borrowers. So what does it take to qualify?

You either must have not owned a home in the last three years; or, you must be a qualified military veteran or a buyer buying on one of the target low-income areas (parts of Old Colorado City, Downtown/central Colorado Springs, and parts of the southeast)
If you are a family of two or less you cannot earn more then $71,000 per year. A family of three or more cannot earn more then $81,650 per year.
The property you buy cannot be more then $283,000.

The down payment assistance program gives buyers 3% to use for their down payment. This is a true grant and does not have to be repaid. The mortgage with down payment assistance will be at an interest rate of 4.5% for a period of 30 years.

If you don't need down payment assistance, you can still qualify for a loan through this program and you'll get your mortgage at the unbelievable interest rate of 3.99% for a period of 30 years.

New Library Opening in Falcon

A Home Repair Loan And Mortgage All In One

Have you been pondering the idea of buying a fixer-upper, but don’t really have the extra money to remodel it? Or maybe the lender will not allow you to buy a certain house because it isn’t considered habitable without toilets.
There are always properties on the market that haven’t been taking care of for one reason or the other. Maybe cash-strapped former owners, renters who treated the property poorly or the home was deliberately trashed by former owners before going into foreclosure. There should be some way for someone like you to come in and fix the eyesore.

It used to be that you bought a home and then applied for a home equity loan to fix it up, resulting in two loans.

Good NEWS!

The good news is being brought to you by the federal government. The Federal Housing Administration’s rehab, FHA 203(k) loan, was designed for people like you, who want to repair a damaged home so they can live in it as their primary residence and getting one loan.
What would otherwise be considered a risk and the expense involved, these homes were formally bought by real estate investors who paid cash and therefore didn’t need a bank to approve the property condition. Now with the help of the government these homes can be bought by you.
Two Types of 203(k) Loans

There are two types of FHA 203(k) mortgages: regular and streamlined (also called “modified”). The Regular 203(k) allows for properties that need structural repairs; streamlined are for those that need only non-structural repairs Either can be used for purchase or refinance.

Both the regular and streamlined 203(k) programs have higher rates. The streamlined is about a .125% higher than the regular FHA’s and the regular 203(k) may be a .250% higher. You only have to come up with 3.5% of the home’s purchase price plus repair costs to buy a house with this type of loan. As with any loan, this construction loan requires decent credit and a stable income.

Why Do Schools Matter When Buying a Home In Colorado Springs

So you are moving to the Colorado Springs area? You don’t have school aged kids, why should you care about the school district your home will be located in? Renting or buying, school districts have a big effect on the value of real estate in Colorado Springs both in their tax dollars and the resale value of properties. Taxes can vary from 6.4 percent to 8.4 percent of the combined mill levy, depending upon the school district in which a residence is located. Also real estate in a Colorado Springs school district where most schools are rated “Average” or “Poor” will not hold its value as well as a home where the schools are ranked “Excellent.” Therefore effecting, not only the sales price one can purchase a home for but also the rent the landlord will charge.

A great resource for investigating school districts and individual schools is http://www.greatschools.org/. It's a good website that provides overall ratings and details about test scores and any discipline problems. So keep in mind, even if you do not have school age children, school districts matter. Do your homework. Buyers and renters alike must be aware how the taxes and test scores of the district the property is located in will affect your potential property value or your rent.

Lowes and Home Depot Available to Help with That Fixer Upper

In the "Daily Real Estate News" sponsored by Lowe's they announced "Lowe's and REbuildUSA Announce Program to Support Streamlined 203k Loan"

What does this mean to you? Using a special type of financing called the FHA 203k Streamline program, you can buy that fixer upper and get all the repairs done through Lowes. Lowe's is a one-stop center where the you can select everything from roof materials to a designer faucet for the kitchen sink and with the help of their independent subcontractors, take care of the installation.

The FHA 203K has been used by the Federal Housing Administration (FHA) to finance and refinance larger scale projects for single family properties where major renovations are necessary. (Structural) The FHA streamline 203k is available for properties where smaller scale (non-structural) repairs are necessary.

It is available for a home purchase or refinance. Examples of work that can be done are: replacement of roofs, gutters and downspouts. Replace, repair or upgrade HVAC Systems; plumbing and electrical systems. Minor kitchen and bath remodels including the replacement of carpeting, hardwood, tile and vinyl flooring. It is best to have the work done by a licensed contractor since the monies are dispersed by a draw upon completion. One caveat is that the repairs must be of a non-structural nature.

Speaking from personal experience: the advantage with making your purchases at Lowe's and using their subcontractors to complete the work reduces much of the paperwork and scheduling hassle involved with a remodel. When you pick your own subs to do the work you must also submit tax id information to your lender for each sub. Lowe's and Home Depot as well are both recognized and approved for use on Streamline 203k loans.

In today's market with Short Sales, REO (Real Estate Owned-Bank Properties), HUD and other Foreclosures; the FHA Streamline 203K is the answer. Finance the repairs into the loan and increase potential equity. The repairs may be completed after closing. What a sweet deal! Got questions? Let us know.

Do You Need a Sump Pump?

If you water table is high, and you live in a low spot, or you've had water in your basement in the past when the heavy Spring rains came you're home is probably a good candidate for a sump pump.

Most homes in Colorado Springs are built with sump pits (a whole in the ground in the basement, usually in the lowest corner of the basement, that either does or doesn't have some water in it.) A sump pump is the machine that goes on and off automatically to pump the water outside of your home when the water level passes a certain point. While most homes have the sump pit at the time the home is built they don't all come with a sump pump.

If yours didn't come with a sump pump you are then faced with which one to get. I'd like to share some information to consider:

1. Different pumps perform differently and have shorter or longer life expectancies. You'll want to weigh price versus life expectancy.

2. The pump should have an airtight lid on it to prevent water from evaporating out of the sump hole into your basement and to stop things from falling in that can clog the pump or switch. Depending on the cover, it can also make the installation look more appealing as well.

3. How much noise is this pump going to make? You'll want to make sure that once installed it is not going to be obnoxiously loud.

Well, it's that time of year again. The annual Chile & Frijoles Festival is this weekend in Pueblo. I've gone every year, and every year I look forward to going again the next year. Just about get giddy over it. I do love Mexican food, but let me tell you that's not all that's available. There's everything from burgers to grilled pork chops to the token funnel cakes. You'll find all sorts of vendors, band, and beer tents. I must say I've noticed the size of the crowds have increased over the years - but hey, my obsession for green chiles trumps my dislike for bumping into folks! I can't wait to smell the delicious aroma of roasting chile peppers!

The festival will take place in downtown Pueblo, on Union Avenue between 1st and “B” Streets. Take I-25 to exit 98B, left on Main St., right past the Riverwalk on the left side is a parking garage. Another event this weekend is the Harvest Festival at the The Winery at Holy Cross Abbey in Canon city. I actually start the day by going to this first (then on to Pueblo - green chiles, here I come!)

Your Choice of Schools in Colorado Springs

Well it is that time of year again… Back to School! How does that seem to happen faster and faster every year? I remember when I first moved to Colorado Springs with two young children; for the first time, I had to make a choice about which Colorado Springs school district to live in and where my kids would go to school. What? I had a choice? Absolutely! And even if you choose to live in one school district, you could choose to send your child to another school district anywhere in the city really, because Colorado is a “school of choice” state. In fact, any Colorado kid can "open enroll" into hundreds of public schools outside of their attendance area as long as certain criteria are met.

First there must be room at the desired school. Most schools that do not have room for more students will have a waiting list. When there is room for more students, schools will either accept students on a first-come-first-served basis or hold a lottery to determine which students may enroll in the school.

A second potential sticking point is that you may have to supply the transportation! Instead of just walking to the neighborhood school or taking the bus, it would be your responsibility to transport the child to school daily. So when deciding on a school for your children, don’t feel stuck! Check out your choices! Kitchen Remodeling Trends

Image by Christopher Barson via FlickrThe other day I read an article written by Phoebe Chongchua from Realty Times where she aptly described current trends in Kitchen remodeling and how important they are whether you are shopping for a new home whether you are a chef type or not. Bathrooms are also high on the list to inspect because we spend a lot of time in both, socializing or taking care of the, “ahem, important stuff”.

She makes note, “that these rooms are so vital, that there is even an association to educate, certify industry professionals and promotes ideas for these rooms, namely, The National Kitchen and Bath Association (NKBA).” Earlier this year it released its top trends for kitchens and bathrooms for 2010! Here, then, is a look at 3 of these trends as denoted by the NKBA.

Concealed Kitchens: This does not mean that you walk into a home and cannot find the kitchen. Instead, it blends with other areas of the home. Formal dining spaces often are not used much. But when a home has a kitchen that opens to a great room, it allows far more flexibility for peoples lives. What may be concealed are items such as commonly used appliances. Ultimately, the harmonious blending of color, design and functionality make kitchens aesthetically pleasing and useful. NKBA writes in a press release that, “Clean structural lines coupled with sleek color palettes enable the space to establish a distinctive identity, without overpowering the surrounding rooms.”

Rounding Out the Edges: Think of “Soft Geometry”! Countertops, islands, archways and even light fixtures, are being designed with soft edges. According to NKBA, “The introduction of rounded islands and countertops carves a smooth-flowing traffic pattern throughout the room, while an appropriately placed arch will bring an overall softening to the more angular fixed features that are typical in kitchens and baths.”

Varied Heights: “No more monotony.” Kitchen countertops, islands, and even walls are being designed for specific purposes and that means their heights are varied. The various heights create “a beautiful counterbalance.
